When SkyTel outgrew its executive suite offices in New York, it called on Baxter Brown to facilitate it in evaluating alternative locations. Time was of the essence. 

Brown first worked with local architects KPFC to help SkyTel determine its needs. Then, Brown and SkyTel executives toured and evaluated over forty buildings. 

Finding just the right fit proved challenging. Many buildings fit well within SkyTel’s parameters for quality and location but lacked the ideal floor sizes or exceeded budget limitations. Others were more affordable but lacked necessary efficiencies or desired amenities. Still, others met most needs, but the location was not ideal.

Finally, the perfect fit was found. Another telecommunications company had been purchased and had recently listed their space for sublease at 110 E. 59th Street. Their high-quality space was ideally suited to SkyTel’s needs with only minimal renovations required. And Brown was able to negotiate a deal at terms well below comparable landlord space. 

Shortly thereafter SkyTel made the move from a cramped executive suite near Grand Central Station to its new regional office of 23,870 square feet at 110 E. 59th Street – blocks away and seemingly years ahead.
